The Gallatin Planning Board reviewed a lot line adjustment proposal and considered two zoning referrals at its April 28 meeting, deliberating on development plans for three properties located on Neighbors Road and Near Road.

Maximo Campoverde, who owns two adjoining parcels off Neighbors Road — one approximately 45 acres and the other 2.3 acres — presented a sketch plan to expand the smaller lot. The adjustment is intended to facilitate installation of a septic and leach field and bring the property into compliance with the town’s 3-acre minimum zoning requirement.

“I want to move the lot line, but eventually I want to build a cabin for each of my four kids [on the larger property], so I want to plan with that in mind,” Campoverde told the board.

Board members noted complications concerning access to the road and asked Campoverde to provide the right-of-way language from his deed. He was also advised to consult the fire district about access requirements and to anticipate needing approval from other Neighbors Road property owners.

The board also issued its recommendation in favor of an area variance for a new garage at 75 Near Road, owned by Jake Exline. The current garage is insufficiently set back under zoning regulations, and while the proposed structure would still require a variance, it would improve the situation, according to board members.

“Definitely be making a bad situation better,” said Planning Board Chair Terry Porter of the proposed plan.

The board deferred its opinion on a second zoning referral for a property at 106 Near Road, owned by Robin Butcher, pending further information. Butcher is seeking a variance to rebuild the house with a new deck and garage. Given the lot’s size — just 0.7 acre — the board expressed concern about the placement of a well and septic system and asked for details about the proposed garage’s location and size.

The Zoning Board of Appeals will hold public hearings on both Near Road variance requests before issuing final decisions.
